Connectivity was the central design principle that guided the development’s master plan, achieved through a comprehensive network of plazas, pedestrian-oriented streets, lanes, bikeways, and immediate proximity to the existing SkyTrain station. This permeable pattern of development fits organically within the surrounding community, enhancing access to high quality shops, services, and amenities.

The structural form blends commercial podiums with office buildings, and 64-storey residential towers with tranquil green gardens and terraces above. This dynamic mix of public spaces creates a sense of place both day and night, while the tower skyline reinforces Gilmore Place as the new western gateway to Burnaby and the Brentwood Town Centre that lies beyond. 

The multi-level buildings and underground parking are just feet away from the transit station and guideway, but creative site planning and design strategy allowed effective resolution to the challenge of maintaining transit facility operation throughout construction. IBI Group led development of the master plan, secured site-wide approvals, and is now completing working drawings for the first three buildings and design development for the next two buildings.
