Trafford Waters

IBI Group is working with Peel Land and Property to deliver a new, high density community on the banks of the Manchester Ship Canal. A genuine mixed use development with residential, employment, education and ancillary components, Trafford Waters will complement the wider Greater Manchester offer and create a significant boost for the economy.

Client
Peel Land and Property
Location
Manchester, UK
3,000 Homes
1 million sq ft Commercial space
26 ha Site
Ongoing Status

Set in a waterfront location with a great range of local amenities, a new school and excellent transport links to Manchester City Centre, Salford Quays and MediaCity UK, Trafford Waters will be a distinct, residential offering for the region – an urban lifestyle suitable for families, within an attractive, high quality environment.

The site enjoys easy access to a range of surrounding ‘city scale’ amenities including one of Europe’s largest employment areas at Trafford Park, an array of leisure facilities including Trafford Leisure Village and the AJ Bell Stadium, and the principal regional retail and leisure offer at the adjacent Trafford Centre.

Trafford Waters will include 3,000 homes and nearly 1,000,000 sq ft of commercial and ancillary space on a 26 hectare site with excellent public transport connectivity, including the confirmed extension of the Metrolink tram system.

Much of IBI Group’s work has focused on consultation to build support for the development concept and rationale amongst key stakeholders. This has included the production of a Development Prospectus used to successfully present the scheme to key stakeholders including Trafford Council, Salford Council, Transport for Greater Manchester and Historic England.
