Sunrise Yard for NYC DOT

The New York City Department of Transportation (DOT) facilities maintenance at Sunrise Yard is a high-performance home base for the carpenters, electricians, and plumbers who maintain and support the DOT’s portfolio of buildings.
The 27,000 sq. ft. building, located in a residential area of Queens, provides a model for the Department of Design + Construction’s efforts to demonstrate that sustainable facilities are achievable using low-tech strategies accessible to the general public.
Broad participation in the programming and design process led to integrated solutions that provide a highly efficient building and a comfortable working environment for city employees.
Our design analysis led to a three-zone building organization that met functional and environmental objectives: offices and personnel support, workshops, and stock room.
Requirements for systems, daylight and finishes were separately defined, and these became the core of the design and green strategies.
The building’s energy efficiency is nominally 85% above its baseline use.
