IBI Group was retained by Reserve Properties & Westdale Properties to provide architecture, 3D visualization and project management services for a two-tower, residential condo development in Toronto’s vibrant mid-town neighbourhood, designed in collaboration with musician, fashion designer and philanthropist, Pharrell Williams. Alongside interior design firm U31, IBI participated in several design sessions with Pharrell in New York, Los Angeles and London, UK, where the artist consulted on everything from the concept of ‘untitled,’ to the materials that would bring the idea to life.

Inspired by the relationship between music and structures, our design team used parametric design to create the building’s façade, fixing a structural expression of Pharrell’s hit song ‘Gust of Wind’ onto the building’s exterior. When asked about the design concept, Pharrell said, “We were trying to find a poetic way to communicate this wave formation in a vertical construction. It made for something beautiful.” In-step with the neighbourhood’s growing reputation as a cultural hub, the building’s profile will add striking dimension to the growing Yonge and Eglinton skyline.

‘untitled’ will offer residents pared-back living and leisure spaces, designed to challenge the rubric of high-rise development. The project includes two free-standing residential towers containing 751 zero-three bedroom condo units, joined by 32,000 square feet of indoor and outdoor amenity space, including a co-working garden lounge and active fitness centre. The development also includes an adjacent 413-suite rental building that includes 200 affordable housing units and a public park.

Of working with IBI’s Global Director of Buildings, Mansoor Kazerouni, Pharrell said, “[His] ability to see points and lock in on whatever he finds interesting is one thing, but there’s another side where he takes the viewer on his journey. It was a pleasure to watch him think from zero to 100.”

Mansoor Kazerouni

Every building has its own idiosyncratic constraints of context, site, program, budget, and vocabulary. The challenge is to successfully resolve them into a gracefully crafted architectural composition. Our role as designers is to ensure that each building has its own personality and responds appropriately to its urban context. This is what we do best.

Mr. Kazerouni is the Global Director of Buildings at IBI. Mr. Kazerouni graduated from Washington University in St. Louis with a Master’s degree, in 1991. With over 25 years of experience, he has a significant portfolio of projects completed or underway across Canada, the United States, the UK, UAE, Jordan and India. These include high density high-rise residential buildings, hotels, office, retail, institutional, and complex urban mixed-use developments. A number of these projects have been nominated for and received Urban Design and Architectural Design awards.

Mr. Kazerouni has been a guest lecturer on the subject of architecture and mixed-use design at universities, conferences and various panels. He has also been interviewed on the subject by architectural publications, newspapers, television and other media. Mr. Kazerouni’s abilities and expertise in his field have been recognized by his appointment to the City of Mississauga’s Urban Design Advisory Panel, the City of Markham’s Urban Design Advisory Panel and the City of Vaughan’s Urban Design Advisory Panel. He is also a past Advisory Board Member of the Urban Land Institute, and a member of the Royal Architectural Institute of Canada.

Omar Da Barp

Dusica Pavlovic

Dusica Pavlovic holds a Master Degree in Architecture from Sarajevo and has over 30 years of experience including design work in hospitality buildings, long term care facilities, institutional and mixed-use residential buildings. Her involvement on a number of high profile projects such as Riverhouse at the Old Mill, Hazelton Lane and 355 King Street West has developed her relationships with long standing clients over the years. On such projects, she was responsible for the schematic design, design development of the projects to final working drawings for construction purposes, including all the required coordination with clients, consultants and contractors.

Calin Caliman is a member of the Ontario Association of Architects and Royal Architectural Institute of Canada with over 20 years of experience as an architect, and over 15 years of experience specifically in the high-rise residential and commercial sector. His involvement on a number of high-profile projects, such as L’Avenue in Montreal, King Blue Condos and Dundas Square Gardens in Toronto, has honed his skills both in design and contract documentation.
